Charlton Webber, PLLC was founded by Janna Charlton Webber, an accomplished attorney who spent the early part of her career as a banking lawyer in corporate finance and asset securitizations. After a decade in commercial real estate law with some of the most prestigious firms in Houston, she founded Charlton Webber, PLLC to focus on telecommunications towers, easements, building-use agreements, and office and retail leasing.

The firm has experience with large-scale public utility divisions of generation and transmission facilities as well as representing developers in acquiring, managing, and developing office buildings, retail shopping centers, telecommunications towers, and industrial projects - including a project in Mexico.

Experience:

Partner - Singleton Cooksey PLLC, 2006-2012 

Represented independent owner and operator of telecommunications towers and related infrastructure on title issues arising from long-term leases, perpetual easements, subdivisions, and restrictions on properties with existing assets. Performed, coordinated, and summarized due diligence for the acquisition of single assets and large portfolios of assets. Represented developers, owners, and managers of office buildings, shopping centers, and residential properties in acquisitions, leasing, and operations. Represented various non-real estate companies on title issues related to the companies' business and operations. Provided expert review and opinions in connection with litigation and requests from governmental entities related to the construction and interpretation of easements and rights of first refusal. Successfully provided commercial real estate legal services to the owner and developer of a medical office building that ultimately achieved full occupancy, with more than 80% of tenants providing medical services or supporting the medical service industry. 

Associate Counsel - Weingarten Realty Investors, 2004-2006

Represented Weingarten in connection with retail and industrial leases, property management, and joint ventures, including drafting and negotiating national tenant leases, management agreements, and amendments to reciprocal easement agreements. Assisted with lease-specific issues in connection with litigation and development matters.

Associate - Baker Botts LLP, 2000-2004

Represented U.S. industrial Real Estate Investment Trust (REIT) in the formation of a joint venture for industrial projects with the only public real estate company in Mexico. Assisted in the acquisition, development, and financing of individual investment projects. Served as the primary contact for telecommunications licensing matters for a national real estate developer, including negotiations for the buy-out of several hundred telecommunications licenses from a consortium of eight leading U.S. REITs and companies. Assisted in the acquisition, financing, or refinancing of Class-A office buildings in Washington, D.C., Miami, Chicago, and Los Angeles. Assisted in reviews of pipeline easements for various oil and gas transmission companies.

Associate - Gardere Wynne Sewell LLP, 1998-2000

Assisted in approximately 45 Collateralized Debt Obligation or Master Trust issuances of asset-backed securities, ranging in value from $175 million to $8 billion. Served as primary contact for client and opposing counsel on approximately 30 of those issuances. Assisted in representation of client in securing a $1.1 billion credit facility partially secured by real estate.
